Why Should I Order an Appraisal?


There's several reasons to order an appraisal, whether you're a homeowner, lender, or looking to become a homeowner.

Homeowner
•Determine the value of your home in preparation for a sale. Accurately pricing a property ensures shorter market times and hassle-free sale.
•Before taking a line of credit or refinancing, consider an appraisal to determine how much equity is in your home that you may be able to draw out. Your lender may require an additional appraisal for their own purposes; check with your lender to determine if they can utilize an appraisal completed outside of their lending process.

Lender
•Determine the value of a property for lending and credit line purposes.
•An appraisal is necessary for any Federally-related transaction: If your institution plans to resell a mortgage on the secondary market, an appraisal will be required.

Buyers
•Determine the value of a property before you make an offer, so that you have the information to make an informed decision.
•An appraisal will likely be required by your lender for financing purposes; speak to your lender to determine what their requirements are for an appraisal and to whom the appraisal should be certified.
